Hedge funds may soon be banned from owning single-family homes The bulk purchase of single-family homes by corporate owners-who then turn them into rentals-has come under increased scrutiny in recent years. Legislators have gradually been responding with bills to rein in and in some cases ban private equity, real estate investment trusts and hedge funds from purchasing single-family homes. According to Next City, the most prominent of these bills was introduced in December 2023: the End Hedge Fund Control of American Homes Act, introduced in the Senate by Oregon Sen. Jeff Merkley with companion legislation introduced in the House by Rep. Adam Smith.

'Seriously underwater' mortgages rise across US Around 1 in 37 homes are now worth much less than their remaining mortgage balance, according to new data released Thursday. Nationally, the share of "seriously underwater" mortgages - meaning homes with an outstanding loan at least 25% more than the market value - rose from 2.6% to 2.7% in the first quarter, per real estate data firm ATTOM. However, that share still remains well below the pre-pandemic level when one in 15 homes (6.6%) fell into that category.
