The Appraisal Institute, the nation’s largest professional association of real estate appraisers, debuted a seven-hour classroom seminar on rural valuation issues today in Nashville, Tennessee.
“Rural Valuation Basics”teaches residential and commercial appraisers the fundamental skills they will need to complete rural appraisal assignments. Instruction focuses on land mix analysis, valuing improvements with extraction and allocation and developing adjustments.
The seminar further addresses:

Identifying the characteristics of rural properties that affect value;

Locating data sources for rural properties;

Finding the best data available in markets that have limited data;

Analyzing information on properties with different land mixes;

Valuing properties with multiple improvements;

Using soil mapping tools; and
-
Developing the sales comparison approach using land and building mix analyses.
The new seminar also will be offered April 5 in Albuquerque, New Mexico; April 11 in Rockford, Illinois; April 12 in Wichita, Kansas; April 19 in Tigard, Oregon; April 26 in Bakersfield, California; May 8 in East Peoria, Illinois; May 9 in Starkville, Mississippi; May 17 in Little Rock, Arkansas; May 20 in Maumee, Ohio; and Aug. 16 in Millbrook, Alabama.
