I agree that these are two different and unrelated transactions but I fail to see why a seller in a cash transaction cannot give the buyer a credit for any reason.  Whose business is it?  It's between the buyer and seller and has nothing to do with the lender on a refinance.  Just have the seller give you the money on the HUD.
