I just sent a title in two weeks ago on a 2 million dollar refi for property that has been refi'd several times.  No one ever went back to do a two owner - probably because it involved having to do a full 50 year search - but I did, & found that the prior owners  didn't actually own the property when they sold to the current owners, due to some very bad conveyancing.  Without doing a two owner, my client's lender would have been on the hook for a 2 million dollar loan, with the current owners, not actually owning the property. 

Fortunately, all the original players were still alive, so a  set of confirmatory deeds & a stack of attorney affidavits saved the day.  It wasn't until the 2000's that I started getting orders to do two owner r/ds on refis.  Up til that time, everything, refi or sale, was a full 50 year search.
