I found two instances of what I consider to be Registry computer system errors in Registered Land.  The following explanation will be a little lengthy, but bear with me.

There are two ways to view Certificates of Title on the online system.  One is by using the "View Cert" tab which, essentially is a complete copy of the entire Certificate of Title - description & encumbrances.  The second way is to use the "View Encumbrances" tab, which only shows the encumbrances - no legal description or ownership.  That, theoretically, should match up with the Encumbrance sheet, as shown on the  full Certificate of Title.   This is not a perfect world -& so- it does not.  After an exchange of emails with Dick Howe, the Register of Deeds in Lowell, it appears that before the Registry had the ability to utilize the "View Cert" tab, they could only work with the "View Encumbrance" tab.  That  system started up in 2002; thus anything prior to 2002 does not show up on the "View Encumbrance" tab.  When they started scanning entire Certificates of Title into the system after that, there was, therefore, a difference between what is ACTUALLY on the Certificate & what was scanned into the system in 2002 .  Oddly enough, I am the only one who's ever complained about this & Mr Howe does not appear to think that there is a problem with this system - according to his email - the system works the way it is supposed to.  I do not agree with Mr Howe- I believe there certainly is a problem & I especially do not agree with him, since there is no mention of this difference in the "View Certificate tab" & the "View Encumbrance" tab anywhere on the Registry website.  I have asked Mr Howe to post his explanation of the discrepancies in the systems on the Lowell website.

This info, along with the title references for the relevant certificates will be sent to all MITEA members sometime next week, but I wanted to post on this site as well.
