I recently did a search where there was a land contract and 10 yrs. later, the seller gave a quit-claim deed to the buyers.  However, the contract recited a warranty deed would be given once the obligation was fulfilled.  I set it up as so, as there was no warranty deed of record. Would you have left the land contract off your abstract, being there was a quit-claim deed?
