I figured out what I have been doing wrong!  In the past, when a client placed and order for say a current owner search, I went out and did an actual title search, ( I know, can you believe it?) when what I was supposed to be doing was real quick like check some of the records, take as many shortcuts as possible and turn in my so called "search" lickety split and on to the next one. Doesn't matter if its accurate as long as its cheaper than the other guy.  Because thats the only way you could possibly afford to do a search for such an outrageously low fee.  And lets not forget to cancel my E&O because, well, to compete with the low fee you charge per search who can afford E&O, or for that matter gas, copy fees, internet fees, toner, paper, cell phone, mobile internet fee, county access fees............

Ok, ok, so I'm not being serious, but I know you feel my pain. As you may have guessed, someone has been contacting my clients and providing a fee thats so low that I honestly cant figure out mathematically how they do it. 

Ok, I'm done ranting now.  I just needed to get that off my chest so I cant stop thinking (read obsessing) over it.
