As a matter of course I send a personal thank you note, handwritten, to all of the parties involved in each of the closing transactions that come through my office immediately following closing. After thanking each of the parties and commenting on thier professionalism, or congratulating them on the sale/purchase of their home I ask for future business from them or their friends, relatives or colleagues. Sometimes we get referrals from these folks and that is truly the highest form of flattery and so very appreciated.
This past Friday night at around 7 p.m. I got a call from a loan officer that I had done business with over a year ago. I had only had that one transaction with him and had not heard from him up to this call on Friday.
So, he leaves two urgent messages on my cell phone and he also sent me an e-mail and a text asking that I call him right away; he was was very excited about a new deal he wanted to send my way.
I called him and he went on to tell me about this transaction. It was an FHA streamline refinance, easy breezy approved and ready to go AND he was willing to pay a RUSH FEE on this transaction himself BECAUSE IT HAD TO CLOSE ON MONDAY. Say what???? Remember this call came to me at 7 p.m. Friday night.
I explained to him that there was just no way in which to get the title searched and reviewed, issue a commitment, obtain loan documents and proceed to closing in less than 24 business hours. He tried very hard to get me to reconsider but the request was just absolutely un-realistic. When I inquired as to the rush he advised that borrower had selected their own title agent and that the title agent had just informed him on Friday late afternoon that they were not licensed to write policy in the state in which the property was located. SERIOUSLY how does a title agent now know from the date of the title request whether or not they are licensed in the state in which the property is located. After some discussion he asked if I could refer him to another title agent who could get this done by Monday. REALLY!!
I did not get that deal from this lender, but he promises that future deals are coming my way. I guess time will tell.
