Just got into a heated debate with a lawyer who does closings. He ordered one of our Lien searches which is clearly marked as an O & E report, and he was expecting a full municipal search as well for un-filed city liens and a list of from code violations and zoning issues as well. I tried to explain you can't get all this for a $50 report with a 24 hour turnaround, typically a municipal search takes several days and phone calls, but he wasn't having it.
My question to title company closers (we don't do closings), when you order the abstract for a closing, do you just call it a "Lien Search"?
