Just because a lender pays for $1.5 million worth of title insurance does not mean that a title insurer necessarily owes $1.5 million to the lender in the case of a complete failure of title, as illustrated by a recent case where a title insurer only had to pay $200,000 on a complete loss on a $1.5 million lender’s policy.
