Hey, Has anyone heard of doing title searches only at the Recorder or Registrar office? I have had a couple of vendors tell me they do not search for liens and judgments at the court house. They only get the open liens/judgments if they happen to be recorded in the land records. That doesn't make any sense to me. We have to search at a few jurisdictions in order to find liens/judgments. And I know in PA you have to at least search at the Prothonotary office. Am I crazy or does this sound weird? Are there any clients out there who want that type of limited title search? What would a client do with that result? You cannot write up a commitment for title insurance I don't think. Johnto post a reply:
