I have always wondered along with other local abstractors , how are those out of the state or out of the country searching for Federal Tax liens in Maryland? There are a couple counties that do not have them online. If you are ordering Property Insight how are you searching for the releases, renewals, Mods, etc which are in Land Records?  Same goes for assignments and subordination agreements. These were not indexed under the borrowers names until a few years ago in a MD county, therefore required a bit of an extra step to hopefully find them. Unfortunately, not all title companies are aware of this and assume their abstractors know all the quirks that each county may have.  This question also goes out to the title companies. Are you aware of each of your local land records ins and outs that are not on listed on the county website disclaimers? Are you confident the person you hire that is out of the country or state knows them? I have been and abstractor over 20 years. I  still learn new things that affect a search just by stepping in the courthouse, asking questions and having a conversation with a clerk.
