Over the years I have had problems with getting
paid by various brokers or companies. I have often
wondered why they feel no obligation to pay for
services? In short it is theft. Perhaps the time has come
where all of us need to adopt the policy of asking for pay
up front for the search and then submit a second
invoice for copies and related expenses. When paid
in full the work is submitted and not before. I have
seen -" Don't Do Work For." list posted in various courthouses.
Any broker, lawyer, or company that needs 60 days or more
to pay an invoice is in trouble and should be placed on your
Don't Do Work For list. Don't do business with any lawyer who
states you will get paid when they get paid. They should have an
escrow account. They all ask their clients for a retainer. So why
shouldn't we? We as title searches, abstractors, and independent
contractors need to stick together and continue to post who the
dead beats are.
