Title companies are constantly being contacted by lenders years after a file has closed to say they never got their final policy.  Yet if you ask them if they have the original mortgage, which was sent with the policy, they say yes.  For some reason they think you are their filing cabinet.  Fortunately, the title insurance rate manual for NJ has a $25 fee for such situations.  It's amazing how fast they find it when confronted with paying the fee.  Recently one of them made a claim to the underwriter for a copy of the policy when they didn't want to pay us.  The underwriter had a fee of $25 too, and they had to pay it because of their policy deductible.  Perhaps they will get better at filing their policies when they come in and not rely on getting a free copy whenever they want.
