Hello, friends!

Ben with Veracity Research here. I have just a brief remark to share with you.

An abstractor recently completed a title search for us that included a completely illegible plat. We all know that plats aren't always recorded well for all sorts of reasons, so there might not be a better option, but on behalf of our client we have to ask. The abstractor sent a screenshot of the plat, still fuzzy, still impossible to read. Claimed it was the best available.

Well, a screenshot means the plat can be viewed online. I found the county's online system, looked up the plat, and used the "download" button to save a PDF copy. Perfectly legible, no fuzz whatsoever. Took longer to create the ($5) account than it did to find and download the copy.

Nobody loves local abstractors more than me, and I always begin with the assumption that an abstractor knows their county better than I ever will. And because of this, I generally believe what abstractors tell me. But I wasn't born yesterday, and there's nothing more disappointing than learning I am being lied to.

I can't speak for all of your clients. But some of us actually do know what we're doing.
