&lt;div&gt;Reply --&amp;nbsp;Mr. Perry thank you for opinion. May be you don&amp;rsquo;t trust on online searches but this doesn&amp;rsquo;t mean that online searches are completely risk. I know that abstractors put in their efforts (they go to county offices, they do lots of verifications etc.) to do accurate searches but in other way one abstractor is doing one or may be two case in a day and at the same time a title examiner who is doing searches with the help of title plants can process more than 5 cases in a day with quality check. This reduce your cost, turn around time etc., this is the first benefit. And second and most important benefit is that, when case is being completed, it could also be used as a base file to verify the easement, restriction, covenants, conditions etc. on the subdivision for future cases coming on the same subdivision.&lt;/div&gt;

Now when we create database on a title plant we get the same documents to scan (Deeds, Deed of Trust, Agreements, Survey Maps, Reports, Parcel Maps, etc.) what your abstractors use, to do their searches, so that is how these are not garbage and we can keep it safe for so many years. Now about typo errors, when we type legal descriptions we take care of every words and we do 2-3 time quality checks for that.&lt;/div&gt;
&lt;div&gt;When you concern about state laws that is not a big deal for a examiner who is doing examination for 2-3 yrs.&lt;/div&gt;
&lt;div&gt;Vendors are always ISO Certified with a highend data security.&lt;/div&gt;

Before purchasing property, the purchaser will usually hire a title companies or abstractors to search out the chain of title and provide a report so that a purchaser will be assured the title is clear of any claims. In many real estate transactions, insurance companies issue title insurance based upon the chain of title to the property when it is transferred.&lt;/span&gt;&lt;/div&gt;

Ojha</author><description>&lt;p&gt;Shame on American companies who buy title services from overseas. The corporate Poobahs who make that decision should have their jobs shipped to Bangalore.Of all things, real estate knowledge is local, and requires local expertise. Disclosure should be made on the HUD 1 if title services are provided by out of area much less out of country providers. The people of this country should be given the opportunity to buy American, and educated to demand it.&lt;/p&gt;
&lt;p&gt;This is written by of our friend &lt;b&gt;&lt;span style="font-size: medium"&gt;Jerry Toadvine.&lt;/span&gt;&lt;/b&gt;&lt;/p&gt;&lt;p&gt;&lt;/p&gt;&lt;p&gt;Correction, workers from the India are NOT demanding high wages. They are paid cheaper by an American company and it's their opportunity to earn something for a living. It is not their fault but the opportunity for some of these American firms to maximize their profit and as per business point of view I think Amercan companies who soever is offshoring are smart because they are getting high profitablity.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is not shame sir.&amp;nbsp; We are here to help you.&lt;/p&gt;
&lt;p&gt;At the time of transition we sign contracts and SLA (service level agreement) to assure that! Yes we are capable enough to do it (Title Examination, Searches etc.) and we also provide risk coverage to our clients (in other words claim amount), we also affiliate to ALTA and get trained by them. We are suppose to provide 100% accuracy at six sigma std.&lt;/p&gt;
&lt;p&gt;Now ! You please suggest me isn't a fare and profitable deal for American companies and for us as well, infact we are very thankful to those American companies are involved in offshore business that they are giving us a chace to prove ourselves and to get more employement.&lt;br /&gt;
