Sometimes as a result of not knowing , in advance, if a deed will include additional exhibits (ie: extra pages of deed restrictions, map, etc.), or if an emailed mortgage will be "shrunk down" by borrower resulting in a reduced font charge, or having signatures outside the margins , we sometimes will charge this $20.00 surcharge on the HUD and then refund this fee as soon as we are filed provided there are no extra charges.
New disclosure law will probably prohibit this overcharging/refund idea. No one wants to get stuck with this unknown fee. Any suggestions , except for guessing better?
