As a title insurance underwriter, I require full 60 year searches on all files UNLESS the agent issued a previous policy within the last 10 years.
Insurance = RISK MANAGEMENT.
I can get offshore "searches" for $10 bucks and they go online to any county that has online records. But that doesn't mean they are good searches. You get what you pay for.
If you want to make less money for more work, God Bless you. And I realize you are trying to gain more business by discounting your services. OK
But what I want and need is a good quality search.
In NJ, its a pass through to the consumer and the difference between a CO and full 60 is like $30 bucks. $30 does not really make a difference in closing costs when someone is investing $$$$ into purchasing property.
I sure loan officers and mortgage brokers will LOVE you for discounting your services so they can make more on the deal.
Perhaps THAT is your real market and not title agents/agencies?
