Tell your clients that current owner means current owner only. If they want a full search, you charge it for them.
The title underwriter in many states accepts seller/owner back title policies so that a full search is not necessary. But usually only when they issued the policy.
In NJ, I REQUIRE full searches on all transactions UNLESS the agent issued the last policy under their underwriter.
I know the reasons your client is asking for this, it's because SO MANY BACK TITLES ARE DEFECTIVE.
I underwrite - I find HUGE mistakes in chains, etc that sometimes the searchers don't catch, illegal flips, defective legals, etc.
I refuse to take the liability that someone else created.
Just re-send them your pricing - and if they want a full search, then correct them when they say CO + full E&R = you say, that qualifies as a full search, even if you only want 24 months of deeds chain b/c I have to search out 60 years of E&R.
Don't take less. or if you do, then you can't complain about what they are paying.
In 21 years, I have never had to lower my fees in order to do MORE work on a file. Neither should you.
