Most title agencies have very good title production software and create their own in-house title plants using the same. Everything is searchable by address. We also create files for Master Deeds, etc so we don't have to have those pulled every time on condos, etc.
In NJ we have 5 searches. Tax, Tideland and Superior lien searches are automated through the title production software is comes back within MINUTES of ordering right into the file.
A county search can back in hours when requested, like for same day closings. Typical is about a 2 day turnaround. Only the Surrogate's/Probate takes longer now due to CV restrictions so those take about a week.
I am trying to figure out what exactly you are proposing - what exactly is the business model?
