Well said, Alix.
I have been saying for a long time that there is a disconnect between the underwriting done by the title agency and the search done by the abstractor that just wasn't there years ago. When I started, all of my clients had searching experience, or they at least had searchers on staff in their office. So they understood what the abstractors had to do to complete a search.
We didn't see ridiculous requests like this because they understood how absurd it is. They were also realistic with their expectations when they ordered a search for "Levi Yoder" in Amish Country, or some other time consuming project. They understood why some searches cost more than others and take longer to return.
Now, the vendor managers are too far removed from the search process. They don't have a clue how the sausage is made, so they don't understand why Magnificent Mangalitsa costs more than a Ball Park frank.
Just my $0.02.
Best,
Robert A. Franco
