Dear Title Company, you request a current owner search (for re-fi) on John Doe and his wife.  On the order you put John Doe and Jill Doe, just like that.  You know full well that Jill Doe will be signing the new deed of trust as Jill Miller-Doe.  WE NEED TO KNOW THAT.  You assume that during our search it will come up that sometimes she goes by Miller-Doe, and yes, sometimes it is in the records.  But more often than not, there are no recorded documents showing her as Miller , AKA, or Miller-Doe. So you have to know that she will not be searched as Miller or Miller-Doe.  Twice last week you had an AKA for the female borrower but you did not disclose that to the abstracter.  The female borrowers never used the AKA's before, no other records led to her AKA or maiden name, so she was not searched by those names.  WE NEED ALL THE NAMES!  Please stop assuming we will find all the AKA's people go by.  Please put all the names and AKA's on the order that you expect to be searched.  Thank you.
