[-] FRAUDSTER trying to close on 421 Pennsylvania Ave Ft Lauderdale FL 33312 with fake deed - David Sicherman/FL (9 replies)

So for the third time in 3 months this guy is shopping around title companies to close  with a fake satisfaction of mortgage and a fake warrantee deed to sell a property from his land trust that he does not actually own.

He basically created a land trust, created a fake deed to transfer  some poor old couples house in Broward county 421 Pennsylvania Ave Ft Lauderdale FL 33312 with my company as the preparer even though we don't create deeds,  then he shows up with an unsuspecting investor as a buyer and tries to close.   The idiot put on the fake deed "married couple" so when title companies are doing the research they call me to get a corrective deed because the fake sellers were previously divorced.

I have contacted the recorder and they say the deed was recorded properly and they can't remove, the FBI (they haven't done anything) and now the state attorney prosecutor.

I'm hoping any title company that does research for this closing will find this post in google.

Fraudulent Land Trust name: Land Property Trust, a Florida Trust Company

Fraudulent Notary: Emile Dunkley

Address of closing: 421 Pennsylvania Ave Ft Lauderdale FL 33312

If they come to you call the State Attorney Prosecuter Kathy Heaven: 954-831-7223
