We were into title search and we are working for Chicago Title Company California.

We used to do property search for our current owner and the lender of the property by using application name called Nexace, Title point, Smart view and Soft Pro. To do that below are steps what we are following to generate the preliminary report for the respective property.

· Clear observation on the tax sheet and open order sheet (Current owner name, address, APN Number and SSN number of the property) and How title is held (Joint tenants, Tenants in Common, Fee simple and Legal Description)

· Comparing the Open order sheet with tax sheet

· Searching the property documents for our current owner (Property Search) by using title point application

· Analyzing each of the documents with our current owners and our APN Number (From Full Value Deed, Deed of Trust and further additional documents like assignments, modifications etc... through PI Chain and General Index to find the Notices, Liens, Judgements and Bankruptcy)

· Examine the order in Nexace application

· Pulling the documents from title point to smart view application

· Once we done with examining we will pull out the preliminary report by using SoftPro Application

· Mailing the Preliminary report to our customer
