One of my lawyer clients ordered a current owner title search yesterday which I did immediately but discovered a defect which  requires a full 40 year. I called and explained the problem. I was told to proceed. Now today they send me an email to cancel the search. What do we do? Send cancellation fee? Partial title search fee? Or forgive and forget?
