MISMO®, the real estate finance industry's standards organization, today announced the release of its newLoan Boarding Dataset, a standard for boarding newly originated residential mortgage loans into servicing.
The Loan Boarding Dataset establishes a consistent baseline of data at the time of loan boarding. This proactive approach helps prevent common issues that arise during loan setup and further down the line in servicing transfers due to missing or incomplete origination data.
By improving transparency and creating consistency in the data exchange, the Loan Boarding Dataset reduces loan activation time, enhances the borrower experience, and minimizes costly errors in future servicing transfers. In addition, the dataset promotes clear and timely communication between originators, servicers, and sub-servicers—offering speed to market through a “build once” model instead of requiring creation of various custom boarding files.
The dataset was created by MISMO’s Servicing Transfer Development Workgroup, which consists of more than 100 residential servicing experts and stakeholders from across the industry. Servicers, sub-servicers, servicing system providers, technology solution providers, and private mortgage insurance companies actively supported the development and standardization of loan boarding data, with the Government Sponsored Entities (GSEs) participating in the process as well.
“Establishing a common dataset at the point of loan boarding is a major step forward in improving servicing data exchange across the industry,” said MISMO Acting President Rick Hill. “The Loan Boarding Data Segment will help ensure more accurate, consistent information is exchanged, creating benefits for servicers and a better overall experience for borrowers.”
Servicers may compare the dataset against their existing data exchange specifications to identify gaps in the data they currently collect. Any identified gaps in the dataset should be shared with MISMO so the dataset can continue to evolve and improve.
The Loan Boarding Data Segment also complements the MISMO Servicing Transfer Catalog, which provides best practices, templates, and resources for transferring residential loan portfolios between servicers.
