This one has a few unusual issues. It is a small farm property. At some point the boundary difference claimed is about 50 feet!
There is a large barn that would be 1/2 on each side of the line claimed by the abutter.
There is a chicken coop and a shed that would be all the way over the line.
The shape of the property with the land cut of would make it difficult to build anything else on the property with proper setbacks.
The acreage might drop below a threshold which allows certain uses. The small farmhouse is well away from that boundary, so that is not affected.
The coverage does specifically address property boundary disputes. In addition, the legal description on the deed is "...all that parcel of land...shown on a survey...recorded plat book___ page___..."
Basically, the survey is recorded in the plat book and that is used as the legal. The county uses the privately created survey as the plat. I don't know much about the neighbor, so I don't know how they will respond.
