Pennsylvania has a similar remedy under the Mortgage Satisfaction Act of 2002. The MSA, as it is known, made quite a few changes to prior acts of this type, the most notable of which is that it permits alternative methods of satisfaction of a mortgage by persons other than the mortgagee in specific circumstances. It also provides for penalties for mortgagees who fail to timely record a satisfaction of a mortgage which has been paid in full.
