What I meant to say was that lender's who want a loan policy and also request a 24 month chain want two things. They want a title commitment for a loan policy. The title agent decides what kind of search sits behind the commitment. Like Robert, I use a full search. On the title commitment, many lenders will request a recitation of a 24 month chain so they can check for flips.
