If First Am uses the same kind of title plant for this "Titlesmart" as they do for back work to do titles, then that is an oxymoron- because there is nothing smart about their title plants- all (that I have dealt with) are based on "lot files" which get diluted every time they are used- basically the worst kind of data collection they could used for title back cases.A title plant needs to continue to "add" data to it in order for it to have value that endures the test of time and is trustworthy. A lot file basis removes data as it is used- and that is the problem with their title plants- they diminish in value and accuracy over time and eventually are not trustworthy anymore.
I maintain a title plant with data for over 10,000 subdivisions and or cases done. All of which is constantly being updated for additions that might apply to specific or individual lots or parcels.
