Even assuming accuracy as a given, nobody is perfect and mistakes can happen. I would also include "potential liability" as a factor. Perhaps you could include that as a part of "overhead," but I see that a separate issue. Libaility should be factored into pricing, but I find that it is often overlooked.
It is also hard to factor in the time. If you are just looking at the time it takes to complete a search - maybe you would be okay with a lower fee. However, that would assume that you have enough current owner searches to keep you busy all day, every day. And, that used to be the norm around here - but rarely is it anymore. And, that is the next thing you are missing in your equation - PROFIT. You have to be able to make enough profit when you have work to balance out the slow times when you don't.
