Thank the Conn. Bar Association Real Property Section for your increase. Their PUBLIC campaign to use an attorney, that non-attorneys may be practicing law without a license, the disadvantages of not having anything explained to the borrower for probably the most important, greatest financial transaction of the borrwer's life, and the recent lawsuits (CT and MA) seem to be having an effect on the out-of-state lenders. Also, some law firms now market services and have internet sites in a familiar manner to out-of-state companies looking for "real estate closing agents."
May the same hold true for the professional abstractors when the "take short cuts and go for the lowest fee" attitude comes back to haunt the lenders and title insurance companies.
