With unique data products for real estate agents, brokerages, and title providers, the purchase solution advances the traditional workflow in two unique ways: first, by optimizing the title search and exam process and, secondly, by making title insights accessible to real estate agents as early as the listing agreement. This enables title providers and real estate agents to collaborate and proactively pre-clear a property of title issues, certifying it for a seamless closing when the property is initially listed for sale. This increases confidence for all parties in the homebuying and selling journey, particularly for consumers.

The Title ‘Close Certified’ Workflow

Like Flueid’s VOT solutions for refinance and home equity, the purchase offering fuels an integrated workflow with two complementary data products: a TitleCheck® for Listing Agents and a TitleDecision™ for Title Agents and Underwriters. The products work together as follows:

At listing agreement: Real Estate Professionals can request an upfront TitleCheck from Fueled by Flueid® title providers to verify the condition of the title and identify any issues with the seller or property that may impact the sale. This enables the real estate agent to manage seller expectations and plan marketing initiatives, listing strategy, and pricing accordingly.
Upfront title close certification: If issues are uncovered by the TitleCheck, real estate professionals can collaborate with the title provider to proactively initiate the title curative process. Using the TitleDecision, the title provider digitally enhances search and examination and is alerted to all the items at the start of their process that need to be addressed. This allows them to easily clear and certify the title for a seamless closing.
At purchase contract: Because the title is pre-cleared, the title provider’s timeline to produce and deliver the title commitment is significantly reduced, and a buyer can feel confident in the selection of a title Close Certified™ property, knowing that title issues won't impact closing.
