I don't have time to type out all the information in a title search. Some chains of title are over 10 links long with some deeds, estate files with multiple names. As a one man operation, I add notes to deeds, deeds of trust, estate files, tax bills. Anything to explain what and why I did something. It cuts back on the endless email exchange. Most of the older documents in my rural counties are almost impossible when looking at the origional, much less a copy. I have had some clients refuse the copies from a county that has unoffical copy on the face of the document put there by the county. have to drive there to "buy" an unblemished copy for $.25 or $.50 a page.
