Slade -- in his excellent article "Lack of Title" posted on the site -- had an even MORE excellent explanation of the power (or lack thereof) of a QCD.  I know I've had to explain hundreds of times that I can use a QCD to deed my interest in the Statute of Liberty.  I get strange looks.  (I get strange looks anyway, but that's beside the point.)  Slade's paragraph is a keeper and I know I'll use it down the road.

"Quit claim deeds don’t necessarily convey anything. The grantor only conveys to the grantee the rights that the grantor has in the described land. And furthermore, the grantor on a quit claim deed isn’t even offering any kind of guarantee to the grantee that the grantor owns any interest in the land. And if the grantor on a quit-claim deed doesn’t own an interest in the described land or part of it, the grantee gets no interest in that land."
