Many time abstraction companies do not supply enough information to fully complete a truly accurate title search. For example: they only give you an address, no name, no vesting deed number, nothing else to go on.  They send you to a wrong county:  Just because the address may state for example Jenkins, Kentucky, it may be in Pike or Letcher County, as the Post Office delivers mail into a part of Pike County.  Understand?  WRONG COUNTIES can send you on wild goose chases covering sometimes a 100+ miles of travel out of the way.

If an abstraction company takes care of their abstractors, i.e. paying on-time, paying their full invoices due, etc.,  they are more apt to do a better job for them, i.e. fast times, lower rates, etc.

So, give better information for the search and make sure it is accurate on your end; pay us on-time and the full amount of the invoice; and, remeber the golden rule "do unto your abstractors as you want them to do unto you".
