Fact, I have being doing title searches for 26 years and never a claim filed against me. Doing title searches in Kansas, Missouri, Wisconsin, Virginia, West Virginia, Maryland, Washington DC and Kentucky.

Fact no courthouse is going to accept responsibility for you doing a search on their website, therefore a disclaimer clause. Google, Yahoo, etc all have disclaimers.
