I'm not even sure what your point is.  Call it a current owner if you like, call it a lien report, it doesn't matter.  It is whatever you call it and whatever you invoice it as, it is whatever its actual scope is, and whatever its level of review is.  If you're thinking inside boxes like "current owner" exclusively, you're already losing the battle in the property reports game.
