I'm curious how underwriters and/or searchers are handling this. It happens all the time now. In counties that require a cover sheet to record, the cover sheet is the first official page of the document. So say you record a deed of trust in book 2000 p 1. Why or why does the lender put page 2 when they record the release? This is driving me crazy. Some of my clients consider it a proper release (all other info matches) and some do not. Is it a proper release if the release gives the wrong page number due to the cover sheet?
