Being a former recording officer in New Jersey, I am a bit troubled by this robo-rejection letter.  Recording offices are supposed to be recording offices, not validating offices.  Validation should be a process determined by law enforcement officials.  The documents we record should be self proving, and there should be a minimum amount of standards for a document to be recorded.  When a fraudulent document is recorded, you then have an offense to prosecute.

This letter is much like closing a bank to prevent bank robberies.  Right now what you have in that county in Massachusettes is a deed and mortgage not being recorded because the accompanying assignment may not have been done properly.  That leaves open even more opportunites for fraud because the gap between settlement and recordation is that much bigger.  We should not be applauding recording offices that put additional requirements on recordation.
