I think it is ludiacris, to even entertain the idea to lien the borrowers property to retrieve your fees, that someone else is responsible for. Your are releiving them of thier responsibilites and frocing an innocet party to pay. Do what we do, suck it up, lick your wonds and deduct it off of your taxes as a loss.
