In San Mateo County, California, at least two firms, Title Court Services and Pasion Title Services, print out emailed "Notice of Default" and "Notice of Trustee Sale" papers every day, have their local independent contractors SIGN the forms, and then record them onto the Official Records of the county. Their contractors receive them at their respective company emails from their title insurance company clients who pay them for this service. In some cases,, the title companies are the trustees acting on behalf of the beneficiaries, and in other cases, maybe not. However, in each case, the "independent contractors", as is oft true, have complained about not actually having a written contract, so their authorization to act is very much in question, even by them.
Interesting to see the competiton doing wrong for the sake of profit at all costs and now such actions coming under investigation as they come to public light.
