The problem with foreclosures right now does not involve anything that abstractors need to be concerned with.  There would be no way for the abstractor to know if affidavits accompanying foreclosure pleadings are accurate, or properly executed and notarized.  Like most recorded documents, abstractors have to accept them at face value.  Of course, any obvious signs of fraud should be noted on the search, e.g. the same signature appears in the record more than once and is obviously not the same person signing. 

Of course, each underwriter (or even a particular client) may ask their searches to include something different.  They may ask for more copies so they can evaluate the documents themselves.  Those changes are going to be specific from region to region and underwriter to underwriter.

As far as good title goes, nothing has changed... you still have to look for the same things.  You just have to be aware of any specific client requests.
