You all know that I am an authorized Fannie Mae vendor and as such am able to get up to date information relating to new rules, addenda, etc.  So, I have always said, and continue to say, that I am happy to help anyone who asks, but, I am a little annoyed. 

I got a call from a buyer last week asking me to specifically "guarantee" that statements I have made here and on other sites relating to what Fannie Mae will or will not pay are accurate.  The reason being is that they have contracted to purchase a property here in Maryland and the title agent that Fannie assigned this file to told them exactly the opposite of what I told them relating to what Fannie will and will not pay. 

So I did as they asked, went out of my way to assure them I was giving them good information, sent them a preliminary HUD-1 and on and on.  They replied that they would have thier lender and agent get back to me with a copy of the ratified contract for closing.  

I contacted the buyer today and asked what was going on and was told by them that since I clarified all of the information they were going to go ahead and use the other title agent.  Now it of course their right to do so, but, I wonder, should I continue to be so generous with my time and resources?   How do I gracefully tell people that I can help them, but not for free?   Am I just that petty that this has really gotten me annoyed? If this were the first time this has ever happened I would not be so annoyed, but it is happening at least a few times a month. 

Any ideas on what I can say or do to insure that I am not being "used" ?
