My Husband David tried the "Sex for Title Work & closing's once" with a potential client who was doing lots of commercial-retail development in our area. It didn't work, we didn't get any closing's out of the deal, not even a title certificate. The only thing that was produced from this, he got us both banished from every Wal-Mart  store in America.
