Well... I think it is a huge conflict of interest.  But, the law requires these relationships to be dislcosed to the parties and if the seller is paying for the title insurance, it is not a RESPA violation for the seller to choose the title company.  These are the unfortunate situations that have been created by allowing Affiliated Business Arrangements.  I don't like it, but it is what it is.
