Manufactured Home vs. Mobile Home - Bobbi Shorthouse, Notary Public/CT

Interesting scenario.  But is it a "manufactured home" or a "mobile home"?

My parents and many friends have "manufactured homes" aka "modular homes."  Built in sections inside a housing factory and put together on site.  You cannot tell them from the on-site stick build; in fact, some 2-story colonials, full basements with 2-car attached garage look better WAY BETTER than the site-build raised ranches.  The questions are: How does the covenant define "manufactured home" and how does the title insurer define "manufactured home."

If it is a "mobile home" (term at the end of your post), the question is "how mobile."  Some of the ones I've seen can be easily "moved"; others, once placed on the site are double-wide with permanent raised poured cement foundations and porch and/or deck stick-built additions.  They are also pretty large; require a major wide flatbed to move them anywhere.

In the old subdivision near me (which I am not part of) an interesting scenario came up.  A property owner tried to enforce a restrictive covenant but discovered "no one would take it."  The Town would not enforce it, aka "a private covenant." It appears after X years a "majority of the property owners are required" to bring suit .. and with only 1 adjacent neighbor out of 30 properties complaining there was no "majority" who cared enough to pay legal fees to enforce the covenant.
