Excellent remarks/info, Robert (as always!). We have also gotten into the habit of telling clients "it depends" when it comes to commercial searches. If they only want a 1-owner commercial search, our starting price is double what we charge for a 1 owner residential. Lots of these commecial searches are EASIER than residential. When it's easy, we charge easy. If they want a 40 yr and it splits in 8 directions in 1990, the price goes way up.
We rarely touch cell towers. I hate them more than I can possibly explain. I hate them more than doing 150 year oil/gas lease title work in West Virginia! (And that's really saying something.) Yes, many of them are on farm land, but it gets so screwy how they record (or don't record) things, it's ridiculously easy to get lost. Argent did a huge cell tower project all over the state about 2 years ago, and about 75% of our abstractors said "NEVER AGAIN." Also, as Robert said, when you're in an urban setting, the towers sit on top of office buildings -- and those we won't do because our insurance just doesn't cover a $50 million building in downtown Detroit (IF there is any real estate LEFT in Michigan that is worth that much.....sigh.....)
