I'm Mike from MTI Title Solutions and I'm the guy who you most likely got those quote requests from.  

 For most counties, I already have abstractors I've used several times and developed good relationships with and so I usually just re-use those same guys.  However, once in a while I get orders in counties that I don't have vendors for, or maybe my usual vendor retired or something, THAT is when I email out a bunch of quote requests and shop around for a new vendor to (hopefully) start a relationship with.  

 I do apologize for not always responding to thank you for the quote or say thanks but no thanks.  It doesn't make it right, but it's because I have a TON of emails I'm responding to all day and an insane amount of phone calls to make through the course of my day so the "thanks but not thanks" emails sadly take a lower priority.  Again, that doesn't make it right, but hopefully that makes it a little easier to swallow. 

 As for the idea of wanting to steal anyone's rates, I can tell you that I've been doing this for 6 years now and am established enough that I have no interest in that.  If you have any doubts, feel free to call me at 702.326.9639 and I'll do what I can to put those fears to rest.
