Unless you are a licensed SC attorney, you are coming treacherously close to exposing yourself to sdiscipline for unauthorized practice of law.  SC is very serious in watchdogging the real estate title industry, particularly, for such problems.  Giving tax advice and estate planning advice is something only a licensed professional can do.   In addition, I'm amazed that you will stretch learning about the mortgage industry to 15 hours; and 1031 exchanges to 6, with charges for this exaggerated time.   There's only so much to be said about any of your topics and it wouldn't take the stated hours to cover the subject.  Gotta give you an A+ for ambitious, though.  You'll probably have a lot of traffic.  The site is easy enough to negotiate, and it wasn't particularly slow to load for me.
